So confident in fact, that we offer the following 90 day guarantee:  if we fail to bring you a ready, willing, and able buyer at or above the list price, or a price acceptable to you as the seller within 90 days of the listing date, we will reduce the total commission to 4 1/2%.

This is how it works:

For every Listing Appointment, we prepare a complimentary Market Report for you, which shows you current market data for your neighborhood.  We will provide you with an Opinion of Value for you home representing what we feel your home will sell for in the current marketplace. If you agree with our analysis, we will have an offer to you at that price or at a price acceptable to you within 90 days of the listing or the commission is reduced for the remainder of the 6 month listing period.  If, for any reason, we still haven’t sold your home, you are welcome to extend the listing period at 4 1/2%.
